This method is typically “closed book”, in that the owner does not see the actual cost to the general contractor.
The construction management method is when the contractor represents the owner. The contractor is hired to manage the construction process from planning to completion. Problem solving, schedule management and cost control is part of the construction manager’s scope. Northwood Developments works with the owners selected architects and engineers and assists in the bidding process of subcontractors and suppliers. This construction management method encourages open collaboration between the owner and contractor as they now share the same goals. As an owner, you can see all costs and choices available from subcontracted trades in an open book format. A guaranteed maximum price or GMP can also be established to give a ceiling against price escalation while still allowing for room for cost reduction and value engineering.
